Buying a glamping site – what to check first
A glamping site is a business, a piece of land and often a home all at once, so there is more to check than with an ordinary property. These are the questions worth asking every seller.
Planning permission
Permanent glamping units such as pods, cabins, shepherd’s huts, safari tents on decks and hot tubs need planning permission. Ask to see the planning decision. It will say how many units are allowed, whether the site can open all year or only for part of it, and any conditions about lighting, parking or noise. In England, tent-only pop-up sites can run for a limited number of days a year without full planning permission (up to 60 days under rules introduced in 2023), but that does not cover permanent units. Wales and Scotland have their own rules, so check with the local council.
Site licence
Many pods, shepherd’s huts and lodges count as caravans in law, so the site may also need a caravan site licence from the council. Ask whether one is in place and what it allows.
What is actually included
- Is it the freehold of the land, a lease, or the business only on someone else’s land?
- Are all the units owned outright, or are any on finance or rented from a supplier?
- Does the sale include the website, domain name, booking system, social media accounts and reviews?
- What happens to bookings already taken for the coming season, and the deposits paid on them?
The figures
Ask for at least two years of accounts, occupancy by month, and the average price per night. Check the running costs too – water, electricity, waste, laundry, cleaning, insurance and business rates. The tax rules for holiday lets changed in April 2025, so speak to an accountant before you make an offer.
The practical side
- Water supply, drainage and septic tank or treatment plant – their age and when they were last serviced
- Electricity supply and whether it can take more units or hot tubs
- Access for guests, deliveries and emergency vehicles
- The condition of each unit and when it was last refurbished
Keeping your Love Glamping listing
If the site already advertises on Love Glamping, we can move the listing and its history over to the new owner, so guests can keep finding it.
